What do we mean by “System Built Home”
System Built Homes are built indoors in a controlled environment in two or more sections or pods. In the past 20 years this industry has went through many evolutions. We believe both the manufactured and the modular homes are built stronger than some of the “Site Built” homes being constructed today. Each section can be transported sometimes hundreds of miles, and then crane set over a basement without any structural damage to the home. The structural integrity of the homes built today is nothing short of phenomenal.
What is the difference between "manufactured home" and "modular home?”
"Manufactured homes," are constructed to a different building standard. The Federal Construction Safety Standards Act (HUD/CODE).
Modular homes are constructed to the Ohio Building Code. This code exceeds any codes required by your county or zoning regulations. Modular homes are inspected during every phase of construction, and evidence of this inspection is normally indicated by a State or inspection agency label of approval.
Modular Construction Process
A Modular Home is essentially a “Stick Built Home” that is built in a plant and transported from the factory to the job site in two or more modules or sections. Some of the larger homes may require several modules. Once the home is built to code, each section is delivered to the job site, where they are placed onto the foundation by crane..
All The homes are designed by certified engineers and approved by the State of Ohio. Since there are many counties in the State of Ohio that do not have building codes, using the modular design will guarantee you, the homeowner, consistent quality and assurance that your home will be built to the building code by professionals. You do not have to worry about the contractor, and how much he or she knows about the building codes. Does the contractor know how to build a home that will last for year and years? Without any inspections, some of the hidden problems do not show up until long after the contractor has been paid and gone.
Another asset is your home will be built in a controlled environment where the framing, flooring, roof sheeting and finished materials have not been exposed to days of rain and snow. These homes are built with 2x6 walls, OSB exterior wall sheeting, R-19 wall insulation, and exterior house wrap. This not only provides a much stronger home than homes built with 2x4 walls, but proven to lower heating and cooling cost. With modular homes improved quality, convenience, and low cost, these homes just might well be the wave of the future.
